Gary West, just another item to consider in your one-at-a-time approach, but markets and interest rates fluctuate, and while Feb 2014 probably won't be that different, waiting several years for each one may hurt your ultimate goal as right now we are still in a record low interest rate environment along with low home prices, but in 5 years, you may be looking at 8% rates or prices too high to justify buying to rent them out.

BrandonA fellow investor had such a case (he inherited the tenant) & he enlisted Social Services to find the tenant a more reasonable & more appropriate living environment.....it's a delicate situation so he let them handle it.I wish you all the best.

That seems to be targeted to homeowners who can't get traditional mortgages, whereas hard money is targeted to investors for either fix-and-flip or fix-and-refi.However, if you try to use this like hard money and pay it off in a year, it will cost you 28-34%(includes their 20-25% markup in re-selling the property to you, plus the 8%-9% note rate), whereas you can probably get a comparable amount of hard money for half that (inclusive of points).And chances are good that a HML will loan more, including a good portion of the the necessary rehab, than this comany.For an investor, this makes no sense.
