That's where pricing comes in, if the property isn't priced properly, it won't get booked - and it will disappear in the rankings.3.

I do personally think that Section 8 can be a great investment if tenants are screened properly.

I wouldn’t buy a property from my mom without proper title insurance.

These things can be accounted for with proper due diligence!

If you’re investment hunting, share your investment goals (cashflow vs appreciation, etc).

A proper sewer inspection is critical to avoid future plumbing disasters.

Houses are still selling as hot cakes with 30 days on market if priced properly and inventory that has been the same for the last 8 months (new in, old out), so be ready to be very clear on where to focus your search. 

Note my late fee is high enough to be a penalty, but it is not high enough to compensate me for effort to hunt down delinquent rent (my time is precious, I expect to be well compensated for my time especially if I am doing something as undesirable as collecting delinquent rents.  

If you want to properly protect yourself, use layered insurance when you start.
