There is a plethora of online resources – courses, webinars, YouTube videos, podcasts but the one thing that cannot be “taught” digitally is a genuine human connection.

As you said, they are human as well.

Human nature, regardless of party affiliation, eventually prevails.

There is the PHA, Habitat for Humanity and other housing organizations that take up the slack.

Habitat For Humanity requires labor hours to be accomplished, many require completion of home onwership classes, others require satisfactory rental periods along with other requirements.

(Don't get buried with debt that could choke a horse by going to an out of state private school, If your passion is to teach elementary school, there are more economical ways to get your degree to make that happen.) 2) Explore new things to find something you are passionate about. 3) Observe & learn what drives human behavior 4) Learn how to use a Financial Calculator & understand how powerful a tool it is in your financial life. 5) Build & maintain good habits 6) Develop great relationships, surround yourself with trustworthy, hardworking, honest, & passionate people. 7) Develop a thirst for knowledge & never stop learning.

(Two is not the same thing as four.)I am vaguely familiar with federal laws that require a certain minimum amount of living space required for a human being in a rental situation where the people occupying that space are unrelated.

To be clear, knowing what can be considered discrimination is VERY important, especially if you self manage your rentals, or list your own flips, but my take is: be a decent human and you will stay out of trouble.I am sure there are some pieces of the finance side that can help, but I knew this from various experiences.  

How will they be personally satisfied or get more power so they will be more fulfilled as a human being as a result of investing with you in this deal.The second stage of the Persuasion Process is the Conversation.
