With all this in mind, I would have to second @Brendan Miller's recommendation of heavily considering selling as it doesn't sound like there's much cash flow to offer an attractive reason to hold.The only other piece of this puzzle is to determine what your goal is so that you can effectively leverage the gains.

I agree with what someone said above, if you don't have any good recommendations, using a national inspection portal will be safest if they have inspectors in your area because they rely heavily on online reviews.

Once you come to a deal with a seller, you will put it under contract (remember, you don't want to waste a seller's time and inconvenience them heavily, so if this is an owner-occupied home, please make sure you are getting it at a price that you will be able to find a buyer for, assuming you don't already have a buyer lined up).
