I did move out price as I initially thought psychological 649k would be better, because I realized that with 1 unit vacant (1 tenant paying low $1850/m in first floor unit) i either get homeowners buying or investors who will lowball. 

We enclosed a couple of them and poured concrete floors in them and added electric for an additional $15 per square foot or so. 

Here was a breakdown of the work done: - Updated the kitchen- Updated (2) bathrooms- Took down / opened up walls to create an open floor concept - Added LVP flooring throughout- Added new paint and trim - Currently negotiating prices to update the roof What was the outcome?

A muchlarger floor area is possible by obtaining a density bonus forincluding a few affordable rental units. 

Even if you don't buildout all of the floors on a vertical, you still have to put in stronger footings and beams.5. 

The view is not spectacular, and each unit has 2 floors with a backyard.

I'm not a contractor and don't do anything structural, but I would consider my brother in law and myself - experts at tile, kitchen, flooring renovations. 

Also, some policies have some variability in the rate ie there’s a floor that’s guaranteed but some portion is a function of marketplace and with low rates that return may be dropping.
