There is a solution and I am building it...a hybrid apartment/hotel located in the commercial district near shopping and entertainment with no residential zoning issues and with pool, gym, laundry, courtyard, and outdoor kitchen on site.

I've owned several businesses in my life...from an ice cream shop, to a flooring company, to a private gym.

Fitness companies, such as Planet Fitness and Gold's Gym, as well as boutique gyms, have been actively leasing space in neighborhood centers this year.

I've held jobs as welder, jeweler, diamond cutter, Baker, postman, motorcycle/watercraft mechanic, etc... wife had several odd jobs as well, from swamp meet concessions, to house cleaner, to Gym Juice bar, to telemarketer, to Librarian.

these days, there're floods of kiyosaki wanna-be, saying they are life coach, food cooking coach, gym coach, financial coach , or follow-me-anything coach, the world is full of puppets.

The building featured a full gym, tanning booths (used by my wife), swimming pool, hot tub, game room with pool tables, etc., and barbecue pits.

I'd also look for something with low maintenance items, no pool, no gym, none that stuff that will eat up funds.

I especially related to the portion you mentioned regarding the gym.
