When you run your comps, are you using comps from when you got the hard money loan, or are you pulling fresh comps before your refinance?

In perspective, probably it wasn't the best thing but we got the interest down from 3.75 to 2.5 and , yes, now there's no mortgage interest to use for the rental.

Assuming you "converted" the property to rental 4-5 years ago and you filed for rental applications/permits and have been filing 1040's for that property then you should be good from an age perspective. 

According to HUD Fair Market Rental Rates for 2024, the market rent for each unit in the 34608 zip code is $1,700 per month.While the units are in good condition, consider updating the kitchen, bathrooms, and fixtures and adding a fresh coat of paint for a fix-and-flip strategy.

I hadn't approached it from that perspective before nor have I read about any situation where that is an issue, but I can believe it!
