Hello BP.As part of me and my partner plan to establish a Joint Venture with an investor, we are moving forward with purchase of a property in JV model.We would appreciate clarification on the following points:1.

A cost segregation study is a strategic tax planning tool that separates the assets that have a shorter useful life and can be depreciated over 5, 7 and 15 years from the residential rental property or nonresidential real property that are depreciated over 27.5 and 39 years, respectively.

The wholesaler created new terms with the tenants and the wholesaler plans to hold it so that the new loan gets seasoned, before selling the note.I opted not to get involved and have started my knowledge building into private lending.

I was planning on building the home in the traditional stick built style in my budget but am wondering if doing prefab may save some money/have other benefits.

We plan to keep this property long-term as part of our portfolio and look for additional investing opportunities in the future.

@Jake Baker Man, what a tough situation.It’s a real reminder that even with solid plans, even with checking out our numbers a thousand times sometimes completely unexpected disasters can hit hard and mess everything up.

If the plan is to use this as an investment property, your client may want to check out a DSCR loan.
