DSCR purchase loans for existing Padsplit properties that have rental history, AND fix and flip loans that I will need to refinance into DSCR for properties I will turn into Padsplits.   

I originally lived in it for a year, while if fixed it up so i only had to put 5% down + closing costs(25,000), and the property has appreciated 8% over the past two years(20,000) but not sure if i should rent it at a loss and structure the lease so i am  in a more favorable leasing cycle, or plan to sell it.

Then fix for free.

The contract I have in place is a fixed sum contract, and in the breakdown there are no utilities.

Having a good team can make a big difference in fixing up a property, avoiding hidden issues, and saving money in the long run.I recently found SureBuild Restoration – they offer a lot of home restoration services and seem pretty reputable.

I went through the initial 2 months having to fix even the most minor of issues that other tenants would normally be very adjusting.

I contacted the management and asked when the ventilation will be fixed.
