I would continue to learn and explore different investment strategies to see what makes the most sense to you, and what you may potentially enjoy. 

You could also explore a portfolio loan, which bundles multiple properties under one loan, or work with private investors for capital.

I havent explored the seller finance options yet.

Consider exploring financing options like FHA loans or conventional loans with low down payments, understanding local regulations, and conducting market research to ensure you can cover your costs.
