Perhaps a strategy to explore would be to buy in cash, exploit the buying power and get a better deal, stabilize the property over 12 months, have a better assessment of the properties expenses, then finance the property.

there is a reason this paper trades as such a low value.at least when you invest say with a HML right there in Denver your assets your loaning against are rock solid.. not some defunct little house in some little OHIO town that died 30 years ago and is never coming back..
