If you already signed a buyer exclusivity agreement, then it would dual agency.Not all states allow it.If yours does, that’s the way to do it.

They also don’t need to be mutually exclusive.

I would say there needs to be some substantial deficiencies in safety/function to really make it worth the cost to rewire the house.I am a contractor in the Dallas/Fort Worth area that exclusively works with investors.

You can rent it out, but for less than 3 years (the rule is lived in it for “at least 2 of the last 5 years”) and still get the cap gains exclusion.
