I do appreciate the earned income exclusion, but it still rubs me around tax time when all my British, Canadian, and Australian friends give me a hard time about how they pay no tax at all and only the US and Libya (slight exaggeration, but only slight) tax their citizens who live and work fulltime outside the US.

Now if they rip out new carpet and leave nothing, then you have recourse since you gave them a unit with carpet and they gave it back without carpet. of course my explanation is a little exaggerated, but hopefully my point got across. my opinion, is that whoever handles this situation with tenant should try to work with them and be amicable.

My first reaction to your message is that your contractor is exaggerating the condition to make sure he still has a job, or he may be too busy with other work to want to address anything that is out of his expertise or too time consuming.
