We know there need, want and interest, we have collected all the info, they have been well informed and educated of the process, it's now all but a functionary call, to complete process items. 

It requires virtually no education, but demands higher availability in exchange (on-call).

But that's just my semi-educated guess.

I am trying to educate myself so I just keep getting better at this process.

A class A property may be good at a 4% CoC return but a class C property may not make sense at a 25% CoC return.Unfortunately there isn't a 'magic' number for returns that span all asset classes, you'll need to make sure you are educated on the asset class in which you want to purchase.
