Do you lock my interest rate and when?

I will layout some information below and I am all ears to advice from there.Current savings: $12,500 (with the capability to pull funds from an IRA if need be)Currently working with a realtor I've worked with before in my rental market who is also an active investorI have the proper steps completed for a DSCR loan from a company found right here at BP and the process was smooth. 

The third thing is to actually visit the site with your own eyes, ears, and nose.

Featuring brand new roof, new windows, completely new electrical system, completely new HVAC system, brand new plumbing inside the house, and all new designer cosmetic updates, luxury inter-locking vinyl floors & luxury stretch ceilings with recessed lighting & full landscaping with new sod up front.

I either have to spread it after I use it or keep it in a locked file cabinet (which they actually looked for the locked file cabinets in my office). 

They just put a lock on investor withdrawals April 1st, 2024 and lost their BBB accreditation due to the whole debacle.

Background information - I have secured the property, have changed the locks, and the previous owner has not occupied the property in over 5 years and has mostly likely moved in with her daughter in a different state according to the neighbors.

A few years ago I locked into one of these loans for 5 years at 4%, also on an investment property loan that wrapped two properties and pulled cash out to 75%.
