I disagree, and I think it’s an ethical violation in the realm of “scope of practice” because of the wording of “prescribe” in the ESA rules.

With my banks, I need 25% of total costs for a construction loan, which on 2-4 unit builds is manageable, but 5+ unit builds the amount of capital required gets big fast.I totally disagree on getting plans first.  

I thought you were disagreeing with @Brandon Goldsmith's suggestion.I don't know anything about getting a loan in Mexico, but I do agree @Adrian York could/should try to get one in the US, if that's what he wants!

I don't disagree that it's a tough job, and ultimately I may end up going the property management route.

If you own this as a rental for years someone is likely to disagree and feel hurt and left out or taken advantage of. 

I don't disagree that it's a decent strategy but not one for someone who is looking to start out into real estate.
