Trying to house hack in Los Angeles which is obviously really difficult.

I hate to give a broad answer but it's difficult to answer this without additional information and directly in the forum.

I'm guessing sound advice will be difficult w/out more detailed numbers for each option, which I'm working on.

I see a problem with a lot of saturation in that area, and I can imagine that it is very difficult to stand out, and anyone that does operate one of those condos, would you do it again, or would you try to get a house next time? 

With trying to refinance with conventional seems to be difficult to do with 6months title seasoning if the LTV can only be 50% because of the continuity of obligation you mentioned.

Combine the 2 and you have a cash flow situation that would be real difficult to match on a new purchase.  

In my experience I've found it difficult to write a land trust as the primary named insured for the policy, but haven't had problems adding the trust as an additional insured/interest.

It was very complicated and cumbersome to set up properly and difficult to use.
