We use estoppel letters / certificates all the time, but we do not ask the Vendor nor her/his agent to provide them, but request consent for our agent to meet with the tenants and have them review, amend if necessary, and sign estoppels which we prepare.The purpose of an estoppel is to prevent a party from reneging or changing a prior claim or representation.

They also can't give you any information or communicate with you because the property is involved in a legal process and their are privacy laws in place that prevents discussion without the explicit consent of the borrower/defendant.In addition to property management, we do property preservation work.
