I issued the tenant an official notice today stating that rent is due, his early termination fee is due, and per our lease I do not give consent to apply his security deposit to his early termination fee. 

My leases specifically state that you cannot paint walls/rooms etc without consent from the owner. 

The Landlord's permission to a particular painting, alteration, improvement, or additional shall not be deemed as consent to future painting, alterations, improvements, or additions."

I'm not sure how a judge would interpret this in your state, but video taping someone else's home without their consent could get you in trouble. 

Residential Purchase Agreement reads, "Buyer shall not assign all of any part of Buyer's interest in this Agreement without first having obtained the separate written consent of Seller to a specified assignee. 

We use estoppel letters / certificates all the time, but we do not ask the Vendor nor her/his agent to provide them, but request consent for our agent to meet with the tenants and have them review, amend if necessary, and sign estoppels which we prepare.The purpose of an estoppel is to prevent a party from reneging or changing a prior claim or representation.  

They also can't give you any information or communicate with you because the property is involved in a legal process and their are privacy laws in place that prevents discussion without the explicit consent of the borrower/defendant.In addition to property management, we do property preservation work.  

The leases simply said "... lease cannot be assigned without the landlord's written consent".

We need to rebut,  NO CONTRACT - I DO NOT CONSENT in red marker across the entire violation notice, citation, summons...whatever affidavit they issue you. 

These all require an applicant's consent to pull but have a relatively short application to complete.
