It also, depends on what you set your vacancy and capital expenditures/repairs percentage at, as well as the components of the mortgage.

This can be risky but if it's a newer home or one that's obviously been well maintained and you've checked the permits to determine the age of the larger components (roof, plumbing, etc.) it might be worth the risk to get in the game. 

I have a decent list of components that I would like learn and understand what their estimates would look like if I had to get them completely fixed or what the purchasing price would be for a new one.
