I'm on a fact finding mission to determine the best way to start a new company for short term rentals and trying to determine the best practices to do so.What is known thus far:- I have to have a RE license in order to manage properties for third parties when accepting commissions for bookings.

..once you are negotiating with the bank and agree on a NET PRICE to them, you can boost the purchase price adding in all rehab costs as part of the deal..you can even have the bank give your Buyers Agent Realtor a $2000 bonus which in most states your realtor can REBATE to you on the closing statement (limited to a max of up to 1% of the agents usual 3% commission..so there's probably a few extra bucks going to your realtor in the end and she will love you for that.

The roof, master shower, and carpets throughout need replaced, and although the property is structurally in good shape and the AC\HEAT is in good condition, the house has never been updated to today's modern look.I want to walk away with 40,000 in cash but I am afraid that after the projected closing costs of $13000 that include the realtors $9600 commission I wont get the $40,000 because it needs a roof, shower, and carpet.

The broker returned my phone call immediately and drove 45mins from the office he was located at for the day to come visit me at the location i dropped into instead of asking me to drive out to him, we spent over 2 hours talking in his office going over everything the company has to offer, he really took a lot of time to make sure i understand everything the company has to offer, the commission seems to be very in the agents favor with 2 programs to choose from.

Also list the property for a flat fee and you could save 3% of the selling commissions.

Not to mention, you would be able to list your own property without shelling out commissions for both listing and buying agents.
