I owned one a long time ago and did make money while I held it and when I sold it…but I’m pretty clever LOL.

Clever marketing, but sleight of hand. 

As an example, my attorney protected me very cleverly from exceeding usury in NY by making the borrower also cut me in as an equity partner for a small portion on top of the amount I was lending.Also, attending local REIA's will give you an idea of what people are borrowing.

You have to make sure the listings also are providing similar services (i.e. linens, wifi, lawn care, etc) because some dont which would impact time on market. 

Clever use of HELOC to get the build done, and then refi afterwards. 

there is a lot to furnishing and STR... not only furniture but all the dishes, small appliances, linens, glasses, wine glasses etc..2. 

He also charged a $75 cleaning fee which covered his cleaning gal and linen washing.  

Other costs to consider: toilettry, linens, automation software, platform fees. 

Although I would likely hire clean-out and maybe some demo people - nothing about those two interests me very much.Although as soon as I wrote that I realized that clever-demo-work Does interest me.
