I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

If you show it during the week and the applicant is a home run (good credit, good income, clean background, strong job history, landlord references, etc.) then you can approve that applicant and tell the weekend people that it has already been rented. 

It is waterproof, scratch proof, durable, & easier to clean in between tenants.

One that is durable and easy to clean with affordable source-able parts.

@Jacky JohnsonHad the exact same scenario two years ago.Neighbors dog would try to get me while i was cleaning the yard.

I pay for utilities, wifi, and professional cleaning of the common areas once a month.In addition, I have another property I have listed on PadSplit.

In fact the toilet was stuff with baby diapers and poop never flushed.anyways we got the house cleaned up and disinfected.

I'm familiar with the house & the area and am pretty sure its clean & just needs to be updated (wallpaper/carpet/new cab doors/etc)...not a lot of expense needed.
