Fix and flip loans are cheaper and considerably easier to close.Smaller building projects are often funded in cash on a phase approach. 

My advice is to avoid the cheaper houses and/or houses in higher crime neighborhoods.

It makes things go much smoother and inevitably leads to cheaper CPA fees because the bookkeeper has done a lot of the legwork.

Especially when you’re dealing direct with a seller, emotions should be taken into consideration, and can actually help you land a deal significantly cheaper than what another investor is proposing who is coldhearted.

So, its cheaper and easier for them to work out a settlement with you and to pay.
