You may have to do month-to-month leases.Regarding the basement, most cities really don't care if the homeowner chooses to live in the basement.

You can't expect to get the same results investors were getting in 2018.You can play with the numbers a little, but be careful.

For example, I am not really cut out for marketing and sales so I partnered with someone who is 10x better than me at it.

You can go over cost vs time all you want but at the end of the day, for me anyways... doing the stamp licking, printing cutting etc... just sucked big time and I'd be a very happy man if I never did it again. 

this is mission impossible.. although you might have some fake lenders approach you looking to steal up front money from you.. so be careful. 

AI can be tricky to prove sometimes.I use cut/paste for questions that are asked every day.

Dont cut corners just because they're only staying for 2-3 months
