Of course as nature of things the community of investors in my area that are investing in the US is small and no united network of investors exists.Couple of days back a large conference of investors took place and I mingled with everybody and handed out business cards and managed to assemble 20+- investors to open a REIA. 

Then let the long term tenants know that you will be raising the rent.  

But if the license is required and its a flaw on the lenders side you can bet the borrowers attorney will raise that.. 

I did not raise the rent last year however we did think about putting the house on the market because there are not many houses on the market for sale and house prices in this area are significantly increased.

There have been a number of syndications that have quit paying dividends as of late because they were tied into variable interest rate financing, and as the Fed raised rates there wasn’t enough money left over to pay dividends.  

This raises some serious questions:1.Have any of you experienced something similar with your tenants?

Texas law provides significant protections for homestead properties against most creditors, such as credit card lenders or lawsuit judgments, such that your falling behind on payments will not cause you to lose your home.

One friend raised rents from $1,075 to $1,600 in two years without any cosmetic updates on a 3 bed 2.5 bath in Liberty.

I'm sure there's some anonimity on assets and he owns more than I know about, but he's never raised a concern with someone knowing about his projects.
