Progress is slow, because amongst all my properties it's the furthest away and between a full time job and landlording, I can only work on this property on weekends.I have completed re-framing, re-plumbing of drains and supply lines and new electrical rough ins, but property has no finished walls, ceilings, or flooring.

your better bet is probably to try and bring on an equity partner into the deal. have you considered that?

I believe with new builds you can’t really get any equity like you do with BRRRR, also will need lots of money down to get some cash flow and I bet the prices are high.

There are a number of jurisdictions that have similar exemptions for beneficiaries named in a trust ...however, your easiest bet would be to contact a local wills and estates attorney in your city.

They could be good source for leads, they should be able to do the site work or refer to someone 'recommended' who can.For bare land- Your short 2month timeframe for permitting (city or county) and utilities is not going to be realistic or even close, most of the time.Your best bet is to find land that has a mobile (demo and scrap it) then replace.

Just a simple online way to keep track of the loan, that tracks & receives payments, and increases the loan amount each month based on the agreed interest rate etc.I'm going to keep searching online but I'm sure there's a wealth of knowledge here and I'm willing to bet some of you have used multiple platforms.Please let me know if you have advice.Thanks!!!
