But in reality, reinvestment risk is real.In rentals, in today's market, there is basically no cashflow available after a BRRR and you introduce tenant risk into the equation and any longterm hold will have pretty continual maintenance.  

In my opinion taking a basic self-defense course and maintaining a solid level of physical fitness would benefit a majority of people a lot more than taking a CCW class and carrying a gun.

Basically, it is clear that this sponsor lost all of their investor's money, and multiple investors claim that the sponsor lost their money, ghosted them, and behaved inappropriately. 

If its the trendy hot areas, or general "path of progress" and your able to make a trip and go drive around to find that "path" its really the best way. 

Most agents don't understand or have any interest in wholesaling, and honestly some agents don't seem to know much about the basics of their industry at all.While you do need to understand real estate and the real estate market, I think what's truly necessary is having the right tools and systems to help you as you begin.

Basically the building size is limited by the lot size.

Once you have them served and file the papers with the court, the court will assign a First Tier Hearing - basically a mediation session where hopefully you are able to work out a move out date certain (with the tenant paying use and occupancy).
