The late fees accrued interest and advances is probably significant.

Taking advice from someone with a financial BIAS is dangerous to your financial health, unless you know that individual to be “above” short term personal gain and strictly in for long term relationships and reputation.  

I'd appreciate any advice on whether I should stick close to home in Florida or consider expanding to out-of-state markets.Thanks in advance for your insights!
