At the time interest rates for savings accounts were around 5-6% and the loan was 2% which I didn't have to make a payment on and didn't start accruing interest until 90 days after I commissioned which wasn't for 18 months.

SC statute says: -----------------------(a) Upon termination of the tenancy, property or money held by the landlord as security must be returned less amounts withheld by the landlord for accrued rent and damages which the landlord has suffered by reason of the tenant's noncompliance with Section 27-40-510.

The interest rate in IL is very good if you acquired the liens at 18% it becomes a penalty and is accrued every 6 months which could be up to 36% which would make a very nice return.

The bank's first position lien will supersede your interest Chris so if the seller doesnt pay their mortgage then the accrued interest, fee's, fines, and default fee's will start piling up on top of that loan balance.
