I'd like to start with flushing every few years and replacing the anode rod every 5 years or just once with one of these powered rods.I am skeptical of the very positive product reviews since the review really needs to be submitted 10+ years after the installation to be meaningful and they never are.

You can file an extension or with mostly w2 income and a single rental property just use a software to help you prepare and submit your taxes.

Are there any other documents I should ask for?

I had an offer written up but knew if I submitted it too soon it would look like a low-ball offer and probably not get accepted, last day I was in town the price dropped and I threw in a full offer and asked for full closing costs.

Also, you and tenant would not have to print, sign, and scan the document every time. 

I did try submitting an LLC business account application for another LLC that's directly owned by us and it was approved quickly.

We have submitted docs to a couple lenders.

In the incorporating documents, I put my trust as the owner of the LLC.
