I am looking into doing this now in Springfield Massachusetts.

The state needs to move ALL government activity back to Springfield.  

We recently moved to Springfield and need the assistance of a Real Estate savvy CPA.

Boston is crazy expensive,  you will need $50K just for a 10% down-payment on a multi  Also from MA and I have been researching Springfield and Worcester, 45 minutes and 90 minutes from my home in Ashland, MA.  

For example, they forget the snow has to be plowed in the winter, that vacancy exists, trash removal costs are a real think and my personal favorite....property management doesn't cost 5% of gross income.I would be shocked to find that a property in a decent part of Boston, or Westfield, and even most of Western MA (including Springfield) has an actual cap rate of 9-12% in this market.

I'd heard from some investors in Springfield that it wasn't as hard hit in most sectors because prices didn't go up as crazy as other areas of the country.

Looks like there is a 3 family in Springfield as the only current multi.  8 Places are in Worcester County or farther west, so not close to Boston at all.Currently nothing currently in Suffolk, Essex or Norfolk Counties and the only one in Middlesex is in Ayer, where if you know the layout is about as far north and west as you can possibly be in the county.A few years ago there was good HUD inventory, but not since maybe early 2013.
