Like I said I don't know your market and the prices there but here in Chicago $666k for a commercial multi-family property (5 units+) is on the lower end of the price spectrum depending on where you're looking.So besides house hacking, what could you do?

When you do the math, actually the dollar amount cost of financing is pretty comparable to what you would pay if you had paid interest on that loan.On the opposite end of the spectrum, you can see loans where you are taking a higher than market rate for a lender CREDIT toward your third party costs (not as often seen right now, but in a general sense) where the lender is providing a negative cost for the loan to you, in exchange for a higher rate where they will make it up later.

Further into the passivity spectrum are investments in a syndication(something I've never done) or investments into Delaware Statutory Trusts(something I've done plenty of.)

"Tax ID is only issued to citizens and foreigners with proper work permits"That part is incorrect, a SSN is issued to those folks authorized to work, an ITIN # (starts with '9') is issued to the rest who don't qualify for a SSN but are obligated to file a tax return.In the mid-to-low class C property spectrum, I think having a SSN and therefore reportable credit is worthless.

@Ali Boone summed it up nicely.The TK properties that I bought were also managed by the seller so the customer service has to spread across the full ownership spectrum.

@Traver FreemanI second Curt do not buy low end of the spectrum in major Mid west markets those are generally the province of those that live there and work it.. the tenant pool in those homes is VERY tough to manage over time.
