I should have mentioned to that I would do this approach with a property that is in a good neighborhood with very above average school system and safe, desirable community.

Do not use your friend from grade school unless they know what they are doing. 

There's an entire semester-long course in law school called Civil Procedure (the absolute worst - *shudders with fright at the memories*) about figuring out the answer to that question based on the facts.

Look for areas with high rental demand, good schools, convenient amenities, and potential for property value growth. 

What about a In-Person Note School or Training Course?

It could be a gift from family, or money that you have saved.I would suggest getting a part time job now, then transitioning to full time once you're done with school so you have work history to qualify for a loan. 

That said, you can collate other useful info like co-signors and their references to their program in school etc.

Between job transitions, grad school, money tied up in other business ventures, and the rising interest rates, my real estate investing pursuits were pushed to the side.

A very rare 1%-2% will be really successful and you will not see them much in the meetings after a while, as they are to busy to go back to "school", and probably the masterminds will not be teaching them anything new or adding any value.

Or if it's in Chippewa/Black Hawk school district (still has Beaver Falls postal address) it's in a great school district and worth looking into.
