Hello , l am just starting to rent a property out to section 8  tenant , what are the things to do to minimize/prevent  section 8/regular  tenants  from messing up the rented property .

Also means no regular heat source.We always leave the cabin with a good wood supply in the winter, fire starters, lighters and such to ensure they will have a heat source.  

Do you make updates regularly, or do you focus on it only when things slow down?

Purchased rentals that are all clean BRRRRs and now have a successful rental portfolio.

We come across a lot of owners super frustrated with their current manager and the main issue seems to be communication, on top of cleaning/maintenance and lack of attention to detail.

It should last a lot longer than carpet and is easy to clean.

So you’re stuck with a problem. if you have a good real estate agent that wants to help you, that person will request proof of payment ie bank records showing the tenants pay regularly … but I’m no expert.
