Depends on what your rate is there, if it's better to keep that FHA loan, and if you can procure a new multi-unit with low down payment financing via conventional channels. 

Offers, deals, and buyers procured during your listing will result in your having to pay commissions to your LA anyway.I always try FSBO first, then exclude from a future listing any buyers I procurred.

The most obvious ways of locating foreclosures by getting a list of recent default filing notices or procuring  foreclosure lists may not yield the results you want readily.

As an alternative, would you use these funds to procure an additional property that cash flows to start growing my personal portfolio which is my goal.
