@Melody T.If this is your first syndication, I would schedule a call with a securities attorney and have them walk you through the PPM,.I would also hire a consultant to get answers to all the questions you posed, from fees, to alignment in interests, to the deal itself and the underwriting.Good LuckGino

Still believe that:1) With 3D Tours, floorplans and walk-thru videos (taken & shared by listing agent with buyer agents) there's little need for an investor to physically see a property.2) Agents should better set expectations with investor buyers, so they understand that with #1 above and a great inspection, there's no need for them to physically see a property. 

I would post a 3 day notice to cure or quit and do a few 24 hour notice walk through to ensure the issue has been resolved. 

Example, we add a new agent and we simply connect them with a Showmojo staffer and that person gets walked thru all of the set up steps.

I am not a GC myself, but if you are wanting to learn more about rehab costs, you should walk properties with different GC's. 

I asked a dozen times for someone to just walk me through 1 deal from start to close for a $15k product you would assume that a couple hours of one-on-one time would be included but it's not.

Bigger Pockets has a ton of resources on the process side of things to walk you through getting the unit ready, all the way into managing the property.

I purchase multifamily all the time and when I walk properties, I always inquire with the tenants to gain an understanding of the property.

If everything is fine on the legal / rental side of things I would stipulate in the lease that the large living room closet would not be allowed to be used as a bedroom and would need to be utilized in some other capacity i.e walk in closet.I understand no one can give legal advice on this site but guidance or websites to look over would be a huge help!
