There is a library of free or almost free books, articles, blogs, forum posts out there to teach you everything you need to know.  

Consider it like the public library.

For books, use your local library, why spend money on books when you can borrow, infact this can be core guideline to follow for your RE investment as well :-)

I guess they forgot to get all of the Real Estate Investment books from the library and burn them in big pile in Times Square.It would be different if they offered some reasonable offset--such as a stopping all mortgage payments as well.

so 4 bedrooms total on Russell St. i assume you are renting to students...i think your gross rent numbers are optimistic, i have a place on Colborne St. which is ~12 minute walk to the main library and i rent 4 bedrooms for 2200/month (550/bedroom).
