I have successfully done it before in the past, but it has not been a viable model (at least in my market) for years now. 

I'm looking to use that model for my rental.  

There are absolutely some additional challenges with the rent by room model and I agree it could easily be more work than an AirBNB.  

Did you include all of your marketing and management costs in your model, such as AirBnB/VRBO-type fees, cleaning, vehicle costs, maintenance, etc.?

I am certainly a fan of this model, yet not sure how my wife will handle the job site. 

Hello all,I am currently house hacking a 4 plex and have been attracted to the medium term rental model.

What bothers me about the GC method of purchase is the buy it for whatever price and sell it for more later no matter what model.

You will then establish a trust account to hold plan funds and can use the trust and that account to go about putting the funds to work as you see best.In an IRA, the model is different, but gets to the same place.  

If you tell me the majority of the partners are merely writing checks and are passive LP's that's different but that's not what this sounds like. 

Develop a cookie cutter Brand model, then its just work and financing after that.
