If you can't and have to hire a PM, I recommend you get some kind of "guarantee" from them that they will replace the tenant for free under certain conditions.

I'd see 70 new constructions at a time just sitting there with maybe 10 under contract and no guarantee they'd close.

The location and size of this property guarantees that it will be a consistent monthly revenue in.

We have found different non-profits to work with who guarantee rents, deposits, extra money for repairs, and money to turn over the unit between tenants.

Sure it's never guaranteed but that isn't in the definition of investing, and let's be honest cash flow isn't ever guaranteed either.

You will also personally guarantee the loans.  

Make sure the loan is collateralized against the property, in Texas that's a deed of trust and a promissory note, and we generally personally guarantee everything.Let me know if you have questions on this process, glad to help however I can.

Fortunately we were able to shut down the rediculousness in that case but it still wasted time...In the end, I would say if you were to pursue this work with a permit, it woild likely go through with no issues or concerns whatsoever; however, it's not a 100% guarantee.
