I would join social media groups that are about note buying and ask other note investors if they have notes they would like to sell.

Networking: Join local real estate investment groups or online communities (like BiggerPockets) to connect with other investors and learn from their experiences.

Another great option is to join a note investing group for a nominal monthly fee.

If you want to learn about the local market and plan on being there for some time I would join a RE team to understand the geographical nuances of the area and also introduce yourself to the community.

So again, my only concern with Lifestyles is that it has a draw to many newbies, but most newbies are not your father, they are guys wanting to do deals themselves with likely no real estate experience prior to joining Lifestyles.
