I ran a meetup group for some time and also started a membership sports club successfully so have a little background :)People enjoy fellowship with like minded individuals so be sure to build in that personal touch, and go out of your way to welcome new members and introduce new members to others.

This is the listing (just for practice sake and running numbers)  I ran the numbers for 105k. 

Well today I ran into an issue I never thought would come about.

Tons of sun, mountains nearby, good beer everywhere, great city itself with more bars and restaurants than you can take in, some pretty good arts and culture and the parks are amazing.All the above towns work great for rentals -- Arvada, Westminister, Thornton (a bit more north, than northwest), Broomfield to a lesser degree.

When I spoke to them about the situation I told the tenant this was unacceptable and disgusting... now she says I am a different culture from her and the way I speak to her is not "ok" and she made it sound like I was being  prejudice when I mention all the things that are wrong with the property......I do like them , they are a nice family just might be a bit clueless or just playing dumb, have ad a leaking faucet for years and never mentioned it... etc etc.. 

I tend to buy in the Southern half of the US for 2 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

Last night while looking at everything, I ran across this piece that was just posted yesterday and would like some advice:https://www.realtor.com/reales...After running the numbers, it showed an appr $350/mo cash flow and 23% CoCROI.

Love the people, the places and the culture - the most underrated city in America, in my humble opinion.If anyone has suggestions or connections for investing in the Saint Louis area, I'd be super grateful for the insight! 

A lot of military families live in Georgetown to take advantage of the schools, culture, shopping, and home appreciation.

I ran all the numbers, looked at listings and decided where I was going to invest.
