Invest in Wichita in certain areas and get an insane amount of cash flow but potentially little appreciation depending on what part of the city you are investing in.

You won't find an agent or even a wholesaler who will bring good wholesale deals to a newbie in San Diego. 

Not saying I don't believe you, just that it's insane that "quiet street" is a fair housing violation.

I doubt many realize it was founded in Birmingham but are quietly opening an office in San Francisco that will eventually become their headquarters. 

The market is insanely crazy and you're going to overpay.
