How did these builds go?

There's no need for me to keep asking for a response because their lack of responsiveness hurts them and rewards me.You aren't going to like every tenant, and should count your blessings that two of them are really good. 

But, that aside, I’d like to initiate a discussion of where note investors feel the opportunities will lie moving forward.I’ll go first.  

I would look at the DSCR loan as the first option.By the way, I suspect you are going to be disappointed by any refi appraisals   ADUs typically appraise poorly   JADUs can lower the property value Vs having the space as part of the primary unit.  

One thing I’ve realized about real estate is that it’s less about “knowing everything” and more about figuring things out as you go.

If you are thinking wedding venue, go find 2-3 wedding planners in town. 

The larger home builders will have a few presolds but then sell as they go.

I’ve done 1 rental property and sold it to gain capital and did 1 flip that didn’t go so well so not 100% experienced to say the least.

Never go with one offer. 

no reason to go further away than that - just makes it harder to get started and makes you more reliant on your team, which is harder when you're starting out.
