I will bet I can send you some great deal, but you won't have the ability to know they are deals because you don't have the experience to do the math.The biggest problem both new and experienced investors have is nobody watches our backs because everyone has their own agenda and the greed more money.What you need is to do is; rather than banging your head against a concrete wall, post the properties you are looking at, write as much detail about each property as you can including rehab costs, rental income, how much you can increase rents and then let people give you their opinions and advice.Here is a serious problem with people who own their own business and then we wonder why some people are successful and why some are not. 

I would recommend re-posting what you shared in a local real estate forum althoug  speaking with an attorney who is familiar with the local land use and zoning processes is your best bet.

They will likely call the Due on Sale.If it was done according to the "Subto community" standards, all bets are off as to what will happen.

That you cannot help but you can bet the exhaust fan will be used more than if it was on a separate switch. 

Your best bet is to start learning as much as you can by reading through the site, books, and anything and everything you can get your hands on.

The truck and camper are just losing value every month.Enjoying life is also important and I bet that camper is a big part of that.

They too answered my laundry list of questions to great satisfaction and I got a great vibe from them and left feeling like they had a strong sense of the Indianapolis market, having been long time investors there as well.I have not hired either as of yet, as I am still in the research phase; so far either company seems like a great bet to meet your needs depending on what you’re looking for.

I am betting there is a lot of people happy to pay $100/$200 to do such, happy to be in a group, to go over the basics like *sole proprietor, LLC or S-corp for landlords, what is best for tax's and why.

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

For insurance I bet you could still get away with residential STR insurance, but be sure to ask your provider before and if they say get a commercial policy you probably should.
