So we placed our belongings in storage the next day and moved into the fiance's mother's home. 

Notwithstanding the foregoing, if the landlord reasonably believes such abandoned property to be valueless or of such little value that the cost of storage would exceed the amount that would be realized from sale, or if such property is subject to spoilage, the landlord may immediately dispose of such property.

In the meantime, we have two storage units with all of our stuff in it.

@Sharon B. for my figures the only capital improvements pass on would be ones that directly benefited the residents as a whole: making a parking area, renovating the basement for storage, etc.

We considered renting an office space or even purchasing a commercial office but the market seems rather soft where we live and we thought purchasing a townhome would give us the flexibility of space for out of town guests, some storage (we currently rent a storage unit) and give us space to spread out in terms of workspace.

Tenants today always want more storage, particularly on a SFH where they need to store a lawn mower, kids' bikes, etc.

There is a crappy 2 stall garage out back no one is using with no power currently run to it, could potentially add monthly storage fee or rent it out to 1 of the tenants for x/mo.
