Hi All,I signed a promissory note secured by a single family home that a real estate investor intended to flip.

I'm inexperienced in most areas people seem to be a part of in BP rehabbing, flipping, deal analysis, BRRRR. 

I purchased, flipped and rented out my first property this year.

Most hard money lenders require a credit score of 600+, but I’d recommend working on building your credit before taking on a fix-and-flip project.

I've lived through rehabs, flips, short sales and made lots of money on buying and selling real estate.

That said, I prefer to use a HELOC for short term investments like fix & flips because I only pay for what I use and I can continually keep recycling the money.
