However, your #3 comment, once you own and manage an 8 plex, you can then move upwards to larger complexes.If you never had a 4plex, then what makes you think you can go up to 8plex. you need to crawl before you can walk. walk before you run.unless you are cash rich, you have to start small. condo, townhouse, SFR, 4plex, 5+ units, commercial building, trump tower?

I always assumed cash flow trumped, but after listening to Brandon's podcast I think that buying in a stagnant appreciation market (but that cash flows well) would make the refinance part and ultimate selling angle would leave you stuck.

This is my go-to for financing because I'd rather save the money for the rehab costs...that's how you maximize your cashflow because a remodeled home with the highest rents, will always trump saving money on a mortgage with extra money down, but no longer having money to rehab and get good rent.
