Parents should know better, but we (like our parents) were all raised under the notion that you do what it takes to get through school and go out and get a decent starting job, and the numbers just work.

If it were me, and I were seriously entertaining the notion, I'd hire an appraiser that does reno mortgage appraisals and thus knows how to do a solid ARV appraisal. 

This thread has put a fair amount of cynicism on that notion, or at least this proposed strategy.
