@Kris Schonewill - there is zero inventory in Huntsville/Madison right now, unless you want C/D class, which I would not recommend right now in the current COVID 19 world, or to overpay on A/B class with negative cash flow, which obviously is not a good idea either. 

One SFH is in a B/B+ neighborhood and my duplex is in a C+ neighborhood. 

Also indicate safety is your absolutely 1 priority and you’ll be doing a,b,c which were the ONLY things the police had as suggestions since your building is already so safe and secure.

if you try to bring in a B Class property manager who is used to deal with white-collar accountant tenants and want them to manage a D class, they are going to struggle to collect rent and maintain order.

It's a B class area with mostly older homes so most competition have hardwoods).3) Lay LVP through the whole unit and cover existing hardwoods (may be more expensive but definitely more durable over the long-run).Either way, the hideous parquet has to go!

Are you ok house hacking an A/B class property that doesn’t cash flow but where you can keep your monthly housing expense about the same but where you build equity, get tax savings, and where you will see future appreciation and increased rents?

A lot of investors have trouble deciding if they want an "A" location, or if they want great cash flow in a B or C area.

Was it more of good luck don't waste your time, or was it you will not be approved for an EIDL because of reason A,B,C & D?
