@Geri May I agree with @Rachel Mazzanti That you want to set it up right to begin with to be better down the road. 

They are getting gobbled up right outside of my door. 

If yous set things up right, there won't be many of them.Our lakehouse is 7 hours from us and we have no problems.

IF every corner of the economy is affected, be prepared for just about everything including martial law.My 2 cents!

I would rent it until Covid passes personally as I think urbanization will pick up right where it left off and that college rentals will be in very high demand again, perhaps as soon as this spring/summer. 

Tell them if you buy the martials, how much is labor for each room, like kitchen, bathroom..
